You must be able to pay the housing costs without income from hospita subletting.

- Two employment contracts of 36+ hours per week for an indefinite period
- Total net salary of €6.400,00 or higher
- Non-smokers, non-vapers, no pets
- The rental agreement is entered into for at least one year and thereafter extended for an indefinite period. After the minimum term of one year, the tenant’s notice period is one month.
- The property is not rented to students, and third-party guarantees are not accepted.
- The property may not be rented as a pied-à-terre; the tenant must register at the address with the municipality.

Additional information
The Municipality of Amsterdam has strict requirements regarding subletting to a second household.
- If it is one family with their own children, both parents may live there with up to four children. The apartment is large enough for this, and all facilities are available for six persons.
- If it concerns two persons, this is considered the first household, and they may allow two adult family members up to the fourth degree to live in as a second household, such as: grandparents, a nephew and niece, an uncle and aunt, or an uncle with his child.
This results in a maximum of four persons. - You may inquire whether, if a father and mother with children rent the property, grandparents, a nephew and niece, an uncle and aunt, or an uncle with his child may also live there as a second household. This results in a maximum of six persons.
- If two persons who are not partners rent the property, they may only allow two recognized partners to live in as a second household. Subletting to two individual persons is prohibited.
Two individual subtenants would constitute a second and third household. Three households are always prohibited in Amsterdam.
