At Kostverlorenhof a new apartment complex called “De Messina” has been realized, designed by Boparai Associates Architects. The complex consists of five floors with underground parking. The 24 two- and three-room apartments varying in area from 80 to 106 m², each with its own outdoor space.

The "Doorzon" apartments
Type II: Seven bright, sunny apartments with three bedrooms on both sides of a terrace.
The apartments will be delivered unfurnished, with parquet flooring in a herringbone pattern, sleekly finished walls and spots that are dimmable. The kitchen is equipped with luxury appliances such as a dishwasher, fridge-freezer, combi microwave and an induction plate. The spacious bathrooms have a freestanding bathtub, a separate shower and a bathroom furniture with double sink. The subtle accents, such as the dark taps, harmonize stylishly with the rest of the apartment.

Surroundings:
Kostverlorenhof is a pleasant neighborhood with the Kostverlorenhof shopping center, which is just around the corner, with various restaurants and shops. Amstelveen Stadshart is 5 minutes by bike and Amsterdam-Zuid is ten minutes! The Messina is easily accessible by public transport (tram 5 and 6) and private transport (A9).
History
From synagogue to apartment complex
In 2011 the synagogue, located at Straat van Messina, no longer met the needs at the time, so the Jewish Community in Amstelveen decided to relocate to a different location. In January 2013, Caransa Groep B.V. acquired the former synagogue.
Design
The site is perfect for residential property due in part to its location on the water, the excellent accessibility and the diversity of facilities in the area. The apartment complex has five storeys plus a basement car park. A total of 24 rental apartments is constructed, varying in area from 87 m² to 106 m², each with its own outdoor area. The car park in the basement has 29 parking bays and 24 storage units.
The building consists of five storeys, which is in line with the surrounding structures. By positioning the building volume parallel to the water, it becomes possible to provide all the residential units with a view of the green surroundings. The East-West configuration of the building volume benefits from large glass fronts and balconies on both sides of the building. To realise such a design, two sets of stairs, lifts, and shafts were positioned inside the block and the residential floor plans were folded around these two points. This provides maximum flexibility for the layout of the residential floor plans and prevents the need for a walkway on the outside of the building.

Alongside the water as well as towards the parking spaces, the ample outdoor areas of the apartments are bordered by brick framework patterns. These borders ensure that they are visually integrated into the overall design.
The new apartment complex is constructed of understated materials such as beige bricks and dark aluminium window frames. The aim is to ensure that the building fits in harmoniously with its surroundings.
Apartments:
The 24 three- and four-room apartments are divided into four types: ‘Corner Terrace’, ‘Apartments with front and back exterior space’, ‘Roof Terrace’ and ‘North Side’. All apartments are completely finished. The interior of De Messina was designed by Kolenik Design. Mainly light tones have been used for the finish. The white ceilings and white walls creates a feeling of space, the parquet floors of light oak in herringbone pattern have a luxurious look. All rooms are equipped with recessed spotlights which are dimmable. The kitchen has dark wood cabinets with a light gray ceramic worktop and the necessary appliances such as a dishwasher, fridge-freezer, microwave and induction hob. The dark hardware of the doors perfectly matches with the kitchen and the exterior window frames. The stylish and spacious bathrooms feature a freestanding bathtub, a separate shower and a bathroom unit with double sinks. The dark taps creates a nice contrast with the light beige floor and wall tiles.
Sustainability:
The Municipality of Amstelveen requires the new complex to have an average overall GPR sustainability score of 7.5 and a score of 10 for the energy module. The GPR score for a building is based on five key performance indicators of sustainability: energy, environmental impact, health, quality of use, and future value.
A thermal storage system has been realised for the apartment complex. This system uses underground thermal energy for heating and cooling the complex. In anticipation of the new coalition agreement, which specifies that from 2021 onwards new buildings may not be heated with gas, there are no gas connections in the entire complex.
The entire roof has been fitted with PV panels and solar collectors. All apartments have an energy rating of A.
