Included in the rental price:
The rent, service costs, gas, water, electricity, internet and tv, soft furnishings (curtains, lights, PVC floor) and furniture (in case you book a furnished accommodation this also includes the complete inventory), shared bike storage, lounge, parking and fitness.
*TV and internet: there is a central wifi connection for the complete building. You cannot bring this from your previous address or get a private connection.
**There are no private meters for gas water electricity, this is included in your rent.

Not included in the rental price:
garbage disposal taxes are charged by the municipality of Geldrop and depends on the amount of garbage that you dispose of. You will receive a waste card for the underground containers. For more information regarding the costs please check the website of the municipality Geldrop-Mierlo.
The shared washing machines and dryers can be booked by the Miele app. The costs for each wash and dryer usage can be paid by this app directly.

Termination:
The rental period is a fixed period without termination period. The final date is mentioned in your rental contract.

RENTAL CONDITIONS:
- Fixed rental period of 6 months;
- Deposit: 2 months rent;
- Rental contract will automatically be terminated after the rental period;
- Termination during the fixed rental period is possible but ask for the termination conditions;
- Rental Price includes GWE, internet, TV, service costs and fitness;

LAY-OUT
Central entrance with lounge and access to elevators and stairs. The 24sqm studios are situated at the backside of the building overlooking the green landscape.

By means of elevator or stairs the different floors can be reached. Upon entering your studio there is a hallway with wardrobe and access to the bathroom and living area.

The spacious studio is provided with a wood-look PVC floor in herringbone pattern, ceiling spotlights and blinding curtains. The studio has a modern, calm and light appearance and fits in well with the green environment in which the building is situated. The maintenance-free and sound absorbing PVC floor is easy to keep clean and ensures there is hardly any sound transmission.

The living area consists of an open kitchen with living / bedroom. The white kitchen is equipped with a dark worktop, microwave-oven combination, sink with tap, extractor hood, 2 hob induction cooking plate, and fridge-freezer combination.

The spacious marble-look bathroom has a chic hotel vibe to it. Equipped with a washbasin, mirror, toilet, walk-in shower and design radiator.

The furniture provide by the landlord consists of:

Semi furnished option: this means the basic furniture as mentioned will be there. There will be no inventory such as kitchen tools, duvet and blanker, vacuum cleaner, iron, ironing board, plates, cutlery etc.
Fully furnished: all the furniture + inventory are present in the apartment except sheets, blanket and pillows on your bed. Due to hygienic reasons you can buy this (linen package) for €150,00.

Naturally, the layout / placement of the furniture may be adjusted at the tenant’s discretion, provided that the floors and walls as well as electrical equipment etc. are not damaged.

Washing machine and dryers from Miele in Laundry Boutique can be used by the Miele app on your phone.

Rental conditions:
- Income requirement: 2,5x the gross monthly rent or a guarantor;
- Smoking and pets are not allowed;

- Registration at the municipality is mandatory;
