The company was founded in 1984 and specializes in the development and management of homes for experimental housing.
Since 1992, a complex has been managed with 15 specialized share houses with studio rooms on the edge of De Pijp and Amstelrivier. These homes are fully furnished with all laundry, drying, cooking and cleaning equipment.

Since 2018, we have managed apartments in Holland Park and Haarlem-West where 2 households or a group of up to 4 adults can live together.
These homes are rented furnished.

Since 2022, we also manage private sector apartments in region South Limburg for 2 partners without children. No share houses.

Short-term rental, subletting and operation as a B&B are not permitted in the properties we manage.

The share houses in the Amsterdam region have 2 or 3 bathrooms, 1 main kitchen and additional kitchenettes where each co-tenant can separately do the dishes and heat up prepared food. You cook in the communal kitchen area. Single households and couples can legally live together.
You do not have your own sanitary facilities and your own cooking facilities. You do NOT rent a (unfree) independent living space in a shared house.

You share 1 rental agreement with a total of 2 or 3 or 4 co-tenants. Jointly and severally liable for the rental conditions. Because you share the rental agreement and the address, your housing costs are lower. Your housing costs per person include furniture, equipment and your energy, water, internet, service costs and your Water Board taxes and Waste taxes € 700,00 to € 900,00.
Available for net incomes € 2.200,00 to € 2.400,00

There are a limited number of rooms 30 - 38 m2 where 2 partners are allowed to live together. Their housing costs including furniture, equipment, local taxes, energy, internet, water are approximately € 1.400,00 to € 1.700,00. Both partners must work more than 36 hours per week in the Amsterdam region. Both net incomes are at least € 2.400,00 net.
If you occupy this accommodation with 1 person, your net income is at least € 3.800,00.

You will always be registered in the Municipal Personal Records Database.

Residents who share an apartment together choose their fellow residents and determine who sleeps where and who contributes what share of the housing costs.
They record these agreements in a cohabitation agreement.

The owner has a veto right and can refuse proposed candidates if insufficient personal salary is received to pay the housing costs. Or if there is a suspicion that one of the co-tenants is using the property in violation of government regulations. Or that there is a short-term stay of less than 24 months. Or because the work location is not in the Amsterdam region.

These rooms are emphatically NOT private studio rooms with their own rental contract.
3 or 4 co-tenants share 1 rental contract and all additional costs.
Every co-tenant is obliged to register in the Population Register.
Dutch law does not allow more than 2 adults to live together at 1 address. Unless the multiple people are family and form 1 household.
A limited number of homes have specific permission for 3 and 4 people to share 1 address.
Since 2009, our homes have had legal permission that 3 and 4 people who are not family and do not want to form 1 household can legally share the home together and be legally registered. The highest legal authority, the Administrative Law Division of the Council of State, determined this in 2009.
